The Property
The 3.67 hectares (9 acres) land rises evenly from road height to a well-elevated ridge top which accommodates the main residence, the entertainment and wedding area and the detached utility shed. From this ridge top, the land falls evenly to the West and more steeply to the South where the three lodges are positioned apart from each other for privacy along an internal road.
The main residence comprises three bedrooms, two bathrooms, a large open internal living area and a terrific covered rear deck. It also comprises an office (used as the reception), a laundry and a store/utility room. The home is in very good condition and features security blinds and screens, combustion heater, solar hot water, timber floors in the dining/living areas, and a walk-in robe and an ensuite bathroom in the master bedroom. The ground improvements include internal sealed roadways, underground power, a comprehensive effluent facility and four 22,000 L rainwater tanks interconnected with a bore.
The Business
The business was established in mid-2007 and has gradually built a great reputation, earning a certificate of excellence from Trip Advisor and numerous excellent reviews. The lodges are specifically designed for the comfort of couples seeking some peace and serenity near mother nature. The accommodation is perfect for honeymooners or couples for a cosy, romantic getaway. Also, the property is suitable for up to 50 guests at a marquee style wedding reception and commitment ceremony.
A husband and wife currently run the business with casual help from a local cleaner. The business is easy to run with all linen work outsourced to a local laundry and daily food provision limited to a continental breakfast and fresh home-made bread with further meals by prior arrangement at extra cost.
Well and truly at retirement age, the owners run the business to suit their relaxed lifestyle and health status. They have not pushed weddings this year, and there is obvious scope for additional business in that area with up to 6 weddings allowed by the council. With these circumstances in mind, the turnover in FY 2016 was quite respectable at $91k, resulting in an adjusted net profit of approx. $48k.
The Location
The property is located in the tranquil rural setting of Limpinwood, less than a one-hour drive from Byron Bay and the Gold Coast Airport, in the delightful Tweed Valley area of the Northern Rivers region of NSW. The locality of Limpinwood is between the small villages of Tyalgum and Chillingham, with the established township of Murwillumbah at approx. 20 kilometres to the East. Murwillumbah has shopping facilities, schools, transport and recreational facilities. Larger facilities and surfing beaches are located at Coolangatta and Tweed Heads, approx. 30 kilometres to the North-West.
