The Property
The gently undulating property of approx. 89 acres, managed organically for the past ten years, is mostly cleared arable land. It is fully fenced with the vendors replacing 95% of the fencing in the last five years and includes a number of sheds, an extensive ethnobotanical plant garden and native bee sanctuary of approx. 5 acres, 200 Christmas Tree Grove (2-3 years old), a 270 sqm vegetable garden (fully netted with an irrigation system) and 1.2 km of forested windbreaks made up of 1200 trees planted 6-8 years ago. It caters for families with kids interested in participating in the animal care and farm upkeep as well as couples and groups interested in sustainability. The majority of the guests and visitors come from the Sydney and Newcastle regions, as well as from Hong Kong and Singapore.
A husband and wife team currently run the business with casual help from a contract gardener/farm hand. With the recent addition of the homestead to the letting pool, the annual turnover is projected to be in the range of $203k to $233k per annum. Though there is also potential for earning additional revenue from day visits and tours as well as from the farm produce and livestock sales.
The Location
Nabiac is a vibrant rural village on the Mid North Coast of NSW approx. Three hours north of Sydney and one hour and 30 min from Newcastle. It has services and amenities including doctor, cafes, shops and school. The tourist towns of Forster, with its lovely beaches, is just 20 minutes away, and Port Macquarie 1 hour. Nabiac is the central town of the Wallamba Valley and is traditionally a farming area but is well-known today as a highway service town (it is located just off the Pacific Highway) and a tourist stopping point, 20 minutes south of Taree.
