The Location
Woodend is a historic town located in the Macedon Ranges about one hour north west of Melbourne (70 km) and about one
hour south east of Bendigo (82 km). It is easily accessed via the Calder Freeway and is centrally located among the popular outlying tourist towns of Kyneton, Trentham, Macedon and Newham. Woodend has a long history dating back to the days of the gold rush of the 1850s, when it was a service centre for people on their way to the goldfields of Bendigo and Castlemaine. Today, this modern rural town with its cosmopolitan cafes, bookstores, art galleries and an eclectic mix of old and new wares is the perfect base to explore this beautiful countryside region of Victoria, which boasts a significant collection of wineries, regional parks and the famous Hanging Rock Reserve with its landmark rocky volcanic formation, around 100 metres in height. The town is also the host of the increasingly popular Woodend Winter Arts Festival, which last year drew more than 5000 visitors over the Queen’s birthday week end.
The Property

Hollybush Cottage is a 3 bedroom timber attic-house currently operating as a self-contained, pet-friendly guest house. There is one bedroom downstairs with a double bed and a walk-in robe, a fully equipped kitchen and meals area, a large laundry and bathroom, and two spacious and separate living areas. The main sitting area has a stone feature wall and a central wood heater for crisp winter nights whilst the second sitting area has the TV unit for entertainment. There are two further bedrooms upstairs, one with a double bed and one with bunk beds that can sleep 4, and a multipurpose area overlooking the main lounge. There is also a colourful play room that adjoins the bunk room for kids to enjoy. Overall, the cottage is spacious, light filled and cosy. Outdoors, there is a generous fenced in area with a large veranda, sand pit, climbing frame and basketball net as well as BBQ facilities at the rear of the cottage. To cater for the 4 legged guests, both the cottage and the homestead are fenced off within approx. 1 acre to allow free roaming. Also, horse owners are welcome to bring their horse for ajistment on the next property whilst staying at the cottage.

The business has been successfully operating in its current model as self-contained guest accommodation for 7 years. It caters for families with children looking to experience rural living, pet lovers, horse riders and couples or groups looking for a base to explore the surrounding region and towns. The business has a very good reputation with excellent reviews on Stays and it was judged a finalist in the excellence in accommodation category of the Macedon Ranges Business Excellence Awards 2007.
