The Property

To the right of the living area, a delightful loft is perched high as a second seating area with its own outdoor deck. A second much larger and covered deck (another impressive design feature of the house) is also accessed from the main living room and provides an outdoor dining area along with a number of pleasant outdoor seating arrangements.
The sleeping quarters are past the kitchen and consist of three queen bedrooms (the main has a walk in wardrobe, a built-in and an ensuite), and two additional bedrooms equipped with 2 single beds each. All bedrooms are carpeted and have built in wardrobes. There is also a modern bathroom and a laundry from which another deck is reached. From there, guests find to their delight the main attraction: a private saltwater swimming pool as well as a heated outdoor spa for everyone to enjoy.
The main house has a split air conditioning system and ceiling fans for comfort during hot days and under floor heating in the bathrooms and kitchen for winter. There is also a 3kw solar system that brings in monthly electricity rebates.
The adjacent two-level building comprises of a large games room on the lower level and a loft studio on the upper level, which is currently configured with 1 queen bed, 2 single beds and a double sofa bed. The games room contains a TV area, a bathroom and a kitchenette as well as an 8 x 4 slate pool table, a table tennis table, a hockey table and a soccer table.
The Business
‘Harcourt’ has been offered for holiday letting since its construction and has enjoyed annual increases in revenue with many repeat guests and a growing positive reputation. Peak season bookings are solid with most Christmas, public holidays and school holidays booked out in advance. Balance of the year is mostly made up of week-end bookings and some weekly bookings.
The main target market is families and large or small groups since it is one of the few holiday houses in the area with large sleeping capacity. The swimming pool and spa are great added points of difference as well as the inclusion of ‘toys’ and entertainment options. Its offering of full home inclusions (including all baby needs), privacy, comfort and outdoor seatings has proven popular with a great mix of guests who also enjoy the proximity to the great natural beauty of the Great Lakes as well as a choice of sandy ocean beaches.

The Location
The village of Smiths Lake is situated on the majestic lake that gives it its name in the Great Lakes area of the Mid North Coast region of NSW at approximately 274 km north of Sydney. It is located on the northern edge of the lake midway between Myall Lake and Wallis Lake at a short 25 min drive from Foster and 1h 40 min from Newcastle CBD. Bounded by National Parks, and surrounded by water, Smiths Lake is a popular holiday destination for families, who come to enjoy a number of outdoor activities including beach walking, bush walking, bike riding, fishing, kayaking, diving, surfing and off course, swimming in the warm calm waters of the lakes or the fantastic nearby ocean beaches of Blueys Beach, Boomerang Beach, Elizabeth Beach or local Cellito Beach where the lake is separated from the ocean by an impressive sandbar formation.
